Refund policy

We are early. We are building this in public, starting with the towns we know best. If something does not work out the way we hoped, the right answer almost always involves a conversation, not a form.
Starting an ADU project
The deposit that starts an ADU project is refundable on request until we begin the work it pays for, which means until we assign a specialist to your lot or produce your document set, whichever happens first. Email us and we will refund it in full, no reason needed.
Once that work has started, the deposit stays credited in full toward your permitting package rather than being returned. Nothing is lost: every dollar counts against what you pay next. If you decide not to go ahead at all, the credit simply sits on your account, and you can still ask us to look at your case.
We tell you which state your project is in before you pay and on your project page afterwards, so you are never guessing about which side of that line you are on.
Filings and reports
If your application does not go through and the reason is on us, a code check we got wrong, a form we filled out incorrectly, a jurisdiction we said we covered but did not cover well, email us. We will review the case and a refund of what you paid us is on the table. We process every request individually and we aim to respond within two business days.
If the reason is on the project, work scope that changed after submission, a contractor doing something different from the plans, structural changes that contradict what was approved, that is harder. We are happy to look at it, but a refund there is not automatic.
What town fees do
Building department permit fees belong to the town, not to us. We never see that money and we cannot refund it. The town’s own refund rules apply to those.
Subscriptions
Subscriptions are month to month. Cancel any time from your dashboard and we stop billing immediately. We do not pro-rate partial months, but if you cancel and then realise you needed something, email us and we will work it out.

Why this policy
A blanket “automatic full refund” promise sounds good but it punishes us for situations we cannot control. A blanket “no refunds” policy punishes you for our mistakes. Case by case, with a clear line on the one charge most people meet first, is the honest middle, and at our stage it is the right one.
