An accessory dwelling unit (ADU), a granny flat, in-law suite, or backyard home, can add rental income or family space. Whether Westfield allows one, and how big, comes down to the town’s zoning and your specific lot. Here’s what we know, and how to check yours.
We have not sourced Westfield's zoning ordinance or its ADU rules yet, so we cannot say what Westfield permits on your lot. That is our gap, not Westfield's. Run your address to see what we hold for it today.
Sources: Town of Westfield Land Use Ordinance (Code Chapter LUL), Article 13 Section 13.01 (General requirements for accessory uses and structures) and Article 11 Sections 11.03 to 11.13 (RS and RM residence districts). Read 2026-10-03 from the zoneomics mirror of the ecode360 text (ecode360 returns 403 to direct fetch), corroborated by an ecode360 search snippet of Section 13.01J. Section 13.01J reads 'Use for dwelling prohibited. No accessory building or structure shall be used as a dwelling unit.' The RS districts permit only single-family residential uses in detached single-family structures and the RM districts add two-family uses in a single structure; each district provides that any use not listed is prohibited. No accessory dwelling unit or accessory apartment use exists in any zone.
See exactly what your lot allowsNew Jersey has no single statewide ADU law. Each of the state's 564 municipalities, Westfield (Union County, NJ) included, sets its own zoning for accessory dwelling units (granny flats, in-law suites, backyard homes). Whether you can build one in Westfield, how big, and how tall depends on the town's ordinance and your specific lot. We have not sourced Westfield's zoning ordinance yet, so we cannot tell you what Westfield permits on your lot. That is a gap in our record, not a finding about Westfield. What we can do today is measure the lot itself: its dimensions, what already sits on it, and its flood exposure.
Our proven designs, each fitted to your lot, then made yours (trim, color, layout). Photorealistic renderings of the real thing, not stock photos.
Explore all modelsWestfield sets its own ADU rules under New Jersey's home-rule system. Many NJ towns allow ADUs by right in residential zones; some require a variance. We have not sourced Westfield's ordinance yet, so we cannot confirm what it permits. Run your Westfield address and we will show you what we do hold for that lot, and say plainly what we do not.
A detached ADU in Westfield typically runs $150,000 to $300,000+ all-in depending on size, site, and finishes. The build is financed and the rent helps carry the loan. You own the home.
Some NJ towns require owner-occupancy; others (like Jersey City) don't. We check Westfield's specific ordinance for you when you run your address.
