An accessory dwelling unit (ADU), a granny flat, in-law suite, or backyard home, can add rental income or family space. Whether North Bergen allows one, and how big, comes down to the town’s zoning and your specific lot. Here’s what we know, and how to check yours.
We have not sourced North Bergen's zoning ordinance or its ADU rules yet, so we cannot say what North Bergen permits on your lot. That is our gap, not North Bergen's. Run your address to see what we hold for it today.
Sources: Township of North Bergen Zoning Ordinance (Ord. No. 759-99, 'Zoning Ordinance Book', adopted 6-1-1999), Article III Section 3.5 (General Use Restriction) and Section 3.7 (Residential Districts R-1, R-2, R-3). Read 2026-10-03 by OCR of pages 3220 to 3410 of the township attorney's compilation of all North Bergen ordinances as of 6-28-2017, obtained by OPRA and posted by Cecinini Law Group (the Township does not publish a codified ordinance online). Section 3.5: 'Any use not designated as a principal permitted use, a permitted accessory use or a conditional use is specifically prohibited from any zoning district in the Township of North Bergen.' R-1 permits one- and two-family detached dwellings, schools and parks, with accessory uses limited to off-street parking or garages, home professions and occupations, and signs; R-2 adds two-family semi-attached and three- and four-family detached dwellings with the same accessory uses. No accessory dwelling unit or accessory apartment is listed.
See exactly what your lot allowsNew Jersey has no single statewide ADU law. Each of the state's 564 municipalities, North Bergen (Hudson County, NJ) included, sets its own zoning for accessory dwelling units (granny flats, in-law suites, backyard homes). Whether you can build one in North Bergen, how big, and how tall depends on the town's ordinance and your specific lot. We have not sourced North Bergen's zoning ordinance yet, so we cannot tell you what North Bergen permits on your lot. That is a gap in our record, not a finding about North Bergen. What we can do today is measure the lot itself: its dimensions, what already sits on it, and its flood exposure.
