An accessory dwelling unit (ADU), a granny flat, in-law suite, or backyard home, can add rental income or family space. Whether West New York allows one, and how big, comes down to the town’s zoning and your specific lot. Here’s what we know, and how to check yours.
We have not sourced West New York's zoning ordinance or its ADU rules yet, so we cannot say what West New York permits on your lot. That is our gap, not West New York's. Run your address to see what we hold for it today.
Sources: Town of West New York Code Chapter 414 (Zoning), Section 414-12 (Schedule of District Regulations) and 414 Attachment 1 (Schedule, Part 1: R-M and R-H districts; amended through Ord. No. 16/21, Supp 32 Jan 2022). Read 2026-10-03 from the General Code schedule attachment PDF (mirrored by zoneomics) and an ecode360 search-index snippet of Section 414-12. Section 414-12 permits only uses specifically allowed by right or special permit in the Schedule, and 'the omission of any use or type of use from the schedule shall be deemed to be an exclusion thereof from all districts.' The R-M Schedule lists as accessory uses only private garages or parking for residents' cars, customary home occupations, professional offices and signs; R-H allows any R-M accessory use. No accessory apartment or accessory dwelling unit appears anywhere in the Schedule or in the Section 414-11 definitions.

Each of the state's 564 municipalities, West New York (Hudson County, NJ) included, sets its own zoning for accessory dwelling units (granny flats, in-law suites, backyard homes). Whether you can build one in West New York, how big, and how tall depends on the town's ordinance and your specific lot. We have not sourced West New York's zoning ordinance yet, so we cannot tell you what West New York permits on your lot. That is a gap in our record, not a finding about West New York. What we can do today is measure the lot itself: its dimensions, what already sits on it, and its flood exposure.
